Real Estate Sales & Area Development Lead Ilupeju Palmgrove
Area CEO Opportunity
Company: Afrihood Development Company Limited
Territory: Ilupeju, Palmgrove, Onipanu, Fadeyi and Mushin, Lagos
Initial office: Area CEO-designate
Future appointment: Area CEO, Afrihood Ilupeju Palmgrove
The opportunity
Afrihood is seeking an exceptional realtor and local business leader to build its Ilupeju Palmgrove Area, beginning with the re-commissioning of Aize Residence.
This is not a conventional property-agent role, a Country-level corporate position or a technical construction role.
The Area CEO is the local entrepreneur responsible for sales, customers, brokers, local Project origination and coordinated execution within a defined territory.
The successful candidate must be able to sell property, lead local commercial activity, build trusted relationships, originate new developments and become the visible face of Afrihood across Ilupeju, Palmgrove, Onipanu, Fadeyi and Mushin.
The selected candidate will begin as Area CEO-designate under an Aize Re-commissioning Mandate. Following successful re-commissioning and Board certification, the candidate will be appointed Area CEO of Afrihood Ilupeju Palmgrove.
Your first assignment
Your first responsibility will be to help re-commission Aize Residence and rebuild its commercial momentum.
You will:
rebuild customer and market confidence;
establish credible demand, pricing and absorption evidence;
execute the local sales and marketing plan;
rebuild the prospect, broker and customer pipeline;
support the reconciliation of existing customers, receipts and allocations;
coordinate the resolution of customer issues;
maintain accurate commercial and customer records;
coordinate the commercial evidence required for re-commissioning; and
help establish a credible completion, funding and sales case.
Own sales and customers
Sales is the Area CEO’s primary commercial responsibility.
You will:
own approved sales and collection targets;
personally drive important property sales;
manage brokers and channel partners;
generate qualified leads and convert them into completed transactions;
manage inspections, presentations, open houses and local campaigns;
maintain an accurate CRM and disciplined follow-up process;
manage customer relationships from enquiry through sale, delivery and aftercare;
execute pricing and discounts within approved authority;
protect the integrity of reservations and allocations;
coordinate customer receipts into designated controlled accounts;
resolve complaints promptly and truthfully; and
develop employer, cooperative, mortgage and institutional offtake channels.
The Country organisation establishes the wider commercial system and provides support. The Area CEO owns its execution and results within Ilupeju Palmgrove.
Be the face of Afrihood in the Area
You will be Afrihood’s principal local representative across Ilupeju, Palmgrove, Onipanu, Fadeyi and Mushin.
You will be expected to:
create and publish relevant social-media content every day;
appear confidently in videos, interviews and property presentations;
provide accurate and understandable Project updates;
host inspections, open houses and customer events;
build relationships with residents, businesses and property owners;
engage landowners, associations and community stakeholders;
respond promptly to enquiries; and
become a trusted local voice on property and development.
This role is unsuitable for someone unwilling to appear on camera, engage the public or maintain a visible professional presence.
Originate and commission new Projects
The Area CEO is responsible for building Afrihood’s development pipeline within the Area.
You will:
identify viable land, redevelopment and joint-venture opportunities;
originate relationships with landowners and local partners;
negotiate and develop supported local propositions;
assess local demand, product, pricing and commercial viability;
coordinate inputs from legal, finance, design and technical professionals;
submit Project propositions for CountryCo review and approval; and
lead the local work required to commission each approved Project.
You may originate and negotiate opportunities, but you cannot commit Afrihood, acquire land, borrow money, accept customer deposits or commence development without the required authority.
Coordinate local delivery
You will be the accountable local executive connecting sales, customers and delivery.
You will:
coordinate contractors, consultants and Project professionals;
maintain visibility over the programme and outstanding actions;
follow up deadlines and required evidence;
identify delays, non-performance and irregular activity;
align customer commitments with verified Project progress;
escalate safety, quality, financial and compliance concerns; and
keep the Country CEO accurately informed.
You do not replace the architect, engineer, independent quantity surveyor, lawyer or statutory authority and cannot override professional certification.
Protect Project resources
You will:
monitor Project needs against the approved plan and budget;
review invoices, valuations and supporting information;
question unsupported, duplicated, inflated or irregular claims;
work with the contractor to initiate properly supported payment requests;
track approved expenditure against its purpose;
disclose conflicts and related-party interests; and
report suspected fraud or diversion immediately.
The Area CEO does not finally approve Project payments. The Country CEO reviews and recommends, the independent quantity surveyor certifies, the Board or authorised committee decides, the account provider executes, and the Finance Controller reconciles.
The person we want
You may currently be a:
high-performing residential realtor;
property brokerage founder or team leader;
senior property sales executive;
developer-side sales or business-development manager; or
territory leader ready to build a complete Area business.
You should demonstrate:
substantial and verifiable residential property sales;
exceptional leadership and personal accountability;
strong customer, broker and landowner relationships;
experience managing a sales pipeline and closing transactions;
knowledge of local property pricing and buyer behaviour;
ability to identify land and joint-venture opportunities;
confidence creating content and representing a brand publicly;
competence with CRM, digital marketing and sales reporting;
ability to coordinate multidisciplinary professionals;
willingness to challenge irregular activity; and
integrity, resilience and an entrepreneurial mindset.
Strongly preferred: You currently live within or close to the Mushin, Ilupeju, Palmgrove or Fadeyi axis, understand these communities and can maintain a consistent physical presence across the Area.
Verified results, leadership, local knowledge and credibility matter more than formal qualifications.
Appointment and rewards

During this initial mandate:
authority is limited to what is expressly granted;
approved expenses are covered only where pre-authorised;
sales made during this period earns you commissions outrightly
selection does not guarantee appointment.
Following successful re-commissioning and Board certification:
the candidate will be appointed Area CEO;
an approved salary will begin;
cleared-sales commission rights will activate; and
approved, fully vested, non-voting Aize Project Growth Shares will be issued, carrying an economic participation equal to 20% of Aize Residence’s distributable profit after legacy obligations and the complete Project waterfall.
